I immediately called again.
No answer.
I called three more times.
Nothing.
I sat on Nora’s kitchen floor with my phone in my hand.
Grant had an affair.
My father knew.
My brother knew something.
And my husband owed my father money.
But there was still one question I couldn’t answer.
What did any of that have to do with Celeste?
I spent the rest of the morning going through every financial document I had.
Mortgage statements.
Tax records.
Insurance policies.
Old bank statements.
Everything.
Then I found something.
A company name I recognized.
Rowe Capital Holdings.
I had seen the name before.
It appeared on one of the documents Grant had brought home months earlier.
I searched my email.
Nothing.
Then I searched my old files.
There it was.
A document Grant had asked me to sign.
I opened it.
My stomach dropped.
It was a refinancing proposal.
The house was listed as collateral.
But there was something strange.
The lender wasn’t a bank.
It was a private investment company.
And the amount was nearly four times larger than our mortgage balance.
I read the document again.
Then again.
My hands started shaking.
Grant had never told me about this loan.
And I had apparently signed something related to it.
I called Nora.
“Nora?”
“What happened?”
“I need you to come here.”
She walked into the kitchen.
“What is it?”
I handed her the document.
She read it.
Then looked at me.
“Emily…”
“I don’t understand.”
“Neither do I.”
“I remember signing this.”
“You signed it?”
“I thought it was a mortgage insurance form.”
Nora looked at the last page.
Her expression changed.
“What?”
She pointed.
“Look at the beneficiary.”
I leaned closer.
My father’s name was there.
Not as a witness.
Not as a guarantor.
As the beneficiary of a trust connected to the property.
I stared at it.
“No.”
Nora looked at me.
“What?”
“My father told me our house was completely separate from his business.”
“Apparently it isn’t.”
I stood up so quickly the chair nearly fell over.
I felt dizzy.
Then my phone rang.
It was an unknown number.
I answered.
“Hello?”
A man’s voice said:
“Mrs. Carter?”
“Yes?”
“My name is Samuel Reed. I’m an attorney representing Rowe Capital Holdings.”
I gripped the phone.
“Why are you calling me?”
“Because we need to discuss your property.”
“What property?”
There was a pause.
“Your home.”
I looked at Nora.
“What about it?”
“Your husband has defaulted on an obligation.”
My heart began pounding.
“What obligation?”
“I can’t discuss all the details over the phone.”
“Then why are you calling me?”
“Because you are listed as a co-owner.”
I couldn’t breathe.
“What happens now?”
Another pause.
“Unless the outstanding balance is resolved, foreclosure proceedings may begin.”
The room seemed to tilt.
“How much?”
He gave me the number.
I nearly dropped the phone.
It was more than we owed on our mortgage.
Far more.
“That’s impossible.”
“I understand this is difficult.”
“No. You don’t understand.”
I looked at the document on the table.
“My husband never told me about this.”
“I can’t speak to that.”
“Who authorized the loan?”
“Mrs. Carter—”
“Who?”
He paused.
Then said:
“Your husband signed the agreement.”
“And my father?”
Another silence.
That silence told me more than his words could.
I ended the call.
Nora stared at me.
“What did he say?”
I looked toward the hallway where my children were playing.
Then I looked down at the papers.
My father had shut the door in my face.
My husband had betrayed me.
My family had known more than they told me.
And now someone was threatening to take the house my children had grown up in.
I thought about the words I’d whispered in the motel parking lot.
Watch what happens next.
At the time, I had said them because I was hurt.
Now I realized something.
I didn’t want revenge.
I wanted the truth.
And I was beginning to understand that the truth was buried much deeper than an affair.
That afternoon, I made one phone call that would change everything.
I called an attorney.
Not to save my marriage.
Not to punish Grant.
To protect myself and my children.
And when I told her my father’s name, she became unusually quiet.
Then she asked me:
“Emily, has your father ever asked you to sign anything related to your house?”
I looked at the document lying on the table.
“Yes.”
She took a slow breath.
“Then bring me every document you have.”
“Why?”
“Because I think someone may have been preparing for your marriage to collapse long before you knew it was happening.”
I stared at the papers.
For the first time, I wondered whether Grant’s affair had really been the beginning of my family’s betrayal.
Or whether it had simply been the moment I finally noticed it.
PART 4
The attorney’s name was Rachel Morgan.
I met her the following morning.
Nora watched the children while I carried a folder containing everything I had been able to find.
Bank statements.
Mortgage documents.
Tax records.
The refinancing agreement.
Screenshots of Grant’s messages with Celeste.
And the document that had my father’s name on it.
Rachel didn’t speak much while she read.
She simply turned page after page.
Every few minutes, she made a note.
Finally, she placed the papers on the desk and looked at me.
“Emily, when did you purchase the house?”
“Eight years ago.”
“Who was the original mortgage lender?”
“I don’t remember the company name. It was a normal bank.”
“And this agreement?”
“I thought it was related to refinancing.”
“Did you receive money from the refinancing?”
“No.”
“Did Grant?”
“I don’t know.”
Rachel nodded slowly.
“That is important.”
“Why?”
“Because this document appears to connect your property to a private loan. But the loan proceeds don’t appear to have gone toward the mortgage.”
My stomach tightened.
“Where did they go?”
“That is what we need to find out.”
She turned the document around and pointed to a paragraph.
“Your husband borrowed against the equity in the property.”
“How much?”
She told me.
I already knew the number.
But hearing it from someone else made it feel more real.
“And your father signed as a trustee on the arrangement.”
I stared at the page.
“Why?”
“I don’t know yet.”
“Could he do that without me knowing?”
“Not legally, if your ownership rights were properly documented.”
“Then why is his name here?”
Rachel looked at me.
“That is exactly what we need to investigate.”
I sat back.
For the first time since leaving home, I felt something other than fear.
I felt anger.
Not the wild anger I had felt when I discovered Grant’s affair.
This was colder.
More focused.
I had spent years believing my father was the strongest person in my life.
Now I wondered if he had simply been the person I had trusted most without questioning.
Rachel asked me to authorize her to obtain the financial records.
I signed.
Then she said something I wasn’t prepared to hear.
“Do not confront your husband yet.”
“Why?”
“Because if he knows you are investigating the financial side, he may move money or destroy evidence.”
I nodded.
“And your father?”
“Don’t tell him either.”
That was harder.
I wanted to call Dad immediately.
I wanted to demand answers.
Instead, I left the office without saying anything.
For three days, I said nothing.
I went to work.
I took the children to school.
I helped Holly with homework.
I packed lunches.
I smiled when I needed to smile.
At night, after the children went to sleep, I sat with Rachel’s questions and tried to reconstruct the last three years of my life.
There had been small things.
Things I had ignored.
Grant suddenly becoming secretive about our finances.
Dad occasionally asking how much equity we had in the house.
My brother once asking whether Grant had “business opportunities.”
Grant telling me that certain documents were “just routine paperwork.”
I had trusted them.
That had been my mistake.
Then, on Thursday afternoon, Rachel called.
“Emily, I found something.”
I pulled over in a parking lot.
“What?”
“The private company that issued the loan.”
“Yes?”
“It isn’t actually independent.”
My heart started beating faster.
“What does that mean?”
“The company is connected to a larger holding group.”
“Who owns it?”
Rachel hesitated.
“Your father.”
I closed my eyes.
For a moment, I heard nothing but the sound of cars passing outside my window.
“No.”
“I verified it.”
“Maybe there’s another person with the same name.”
“I checked.”
I gripped the steering wheel.
“My father lent money to my husband?”
“More than that.”
“What?”
“Your father appears to have used the company to loan Grant money against your house.”
“Why?”
“That is what we’re still trying to determine.”
I stared through the windshield.
Then another thought hit me.
“Celeste.”
“What about her?”
“What if she’s connected to the company?”
Rachel was quiet.
“I wondered the same thing.”
That evening, Rachel sent me a photograph.
It was a corporate registration document.
There was a woman’s name listed as an executive.
Celeste Laurent.
I stared at the screen.
The woman Grant had been sleeping with wasn’t just his affair partner.
She worked for my father’s company.
I felt sick.
I called Grant.
He answered after four rings.
“Emily?”
“Where are you?”
“At work.”
“No, you’re not.”
Silence.
“Who is Celeste Laurent?”
Another silence.
I closed my eyes.
“Grant?”
“How do you know that name?”
“Answer me.”
He exhaled.
“Emily, this isn’t what you think.”
“Then tell me what it is.”
“I can’t.”
“You borrowed money against our house.”
“I was going to tell you.”
“You lied.”
“I was trying to fix things.”
“By giving my father control over our property?”
“He was helping me.”
“Why?”
Grant didn’t answer.
I felt tears burning my eyes.
“Did Dad know about the affair?”
“No.”
“Did Celeste?”
“No.”
“Then why was she involved?”
He finally said:
“Because she helped arrange the loan.”
I felt something inside me collapse.
“How long?”
“About eighteen months.”
The room around me seemed to disappear.
Eighteen months.
The affair had lasted eleven months.
The financial arrangement had begun even earlier.
“You knew my father was involved.”
“Yes.”
You knew I signed paperwork.”
“Yes.”
“You knew I didn’t understand it.”
Grant didn’t respond.
I whispered:
“You used me.”
“No.”
“You used our house.”
“I was desperate.”
“For what?”
He began crying.
“I had business debts.”
“What business?”
“Investments.”
“You told me you didn’t have investments.”
“I was trying to recover losses.”
“How much?”
He gave me a number.
It was staggering.
He had lost almost everything.
And instead of telling me, he borrowed against our home.
Then borrowed again.
Then again.
The affair wasn’t the only secret.
It was part of a larger chain of lies.
I asked one final question.
“Did my father know?”
Grant whispered:
“Yes.”
I hung up.
That night, I barely slept.
The next morning, Rachel called.
“We found the transfer.”
“What transfer?”
“The $18,500 you saw.”
“Where did it go?”
“Celeste’s account.”
My stomach turned.
